New owners of River City Tire property want to "see what the community wants"

LOUISVILLE, Ky. (WDRB) -- One of the investors who bought the River City Tire building on Frankfort Avenue said the plan is to renovate the service garage and then see which tenants –  such as stores, restaurants, coffee or ice cream shops – come forward.

As WDRB reported last week, the 12,500-square-foot tire shop in Clifton was sold on Friday for $662,500 to a group led by brothers Andrew and Aaron Mueller.

On Monday, Andrew Mueller said in a phone interview that he and his brother have no plans beyond fixing up and leasing the building, with an eye towards finishing the work next spring.

“We're taking a building that hasn't been revitalized since probably the 70s…and we're just of the mind that we're going to clean it up, put a façade on it, and see what that community wants,” said Mueller, a broker at commercial real estate firm Walter Wagner, Jr Co. “And the way we'll find that out is by seeing what tenants want to come in.”

Mueller said the goal is “adaptive re-use” and mentioned the Garage Bar on East Market Street in Nulu as an example. 

“We would like the building to, I guess, be a little bit more sympathetic to the environment it's in,” Mueller said, mentioning the Bourbon's Bistro and Comfy Cow buildings just up Frankfort Avenue. “I don't see the market lending itself to putting a service type of garage back in there.”

Mueller said plans should become more in the next few weeks as they schematics together, hear from neighborhood groups and consult Metro Planning and Design Services.
