Plans point to more student apartments near University of Louisville

LOUISVILLE, Ky. (WDRB) – Another student apartment building could be in the works near the University of Louisville campus.

Metro government has agreed to sell two parcels – 1805 and 1835 S. Brook Street – for $1.2 million to Redbird Acquisitions, a company led by Louisville businessman Chip Hamm, said Cathy Duncan, director of facilities and fleet management for Louisville Metro.

Duncan said she understands the buyer is interested in building student housing. Hamm declined to comment.

The property is near the intersection of Brook Street and E. Cardinal Boulevard, just north of U of L's Belknap campus.

Redbird Acquisitions also has contract to buy the former bookstore at 1819 S. Brook Street, said Joe Abbott of Holloway & Son Construction, which owns the parcel. Abbott declined to provide other details.

Between the bookstore lot and one of the Metro government parcels is a Taco Bell. A spokeswoman for Taco Bell, a division of Louisville-based Yum! Brands, said Thursday that Taco Bell plans to swap land with an "adjacent" parcel. The spokeswoman, Johanna Albertsson, didn't say exactly which parcel Taco Bell plans to assume or provide other details.

When the Metro Council approved the potential sale of the S. Brook street properties in April, Councilman Tom Owen – a University of Louisville employee  -- abstained because he said he understood the property was being sold to “a private contractor that will be providing student housing for the University of Louisville.” Councilman David James, a U of L police officer, abstained for the same reason. 

Metro EMS is currently located on the property. An official with the department said EMS will be moving next month to a building near the intersection of S. Campbell Street and E. Broadway.

Duncan said a purchase agreement between the city and Redbird Acquisitions should be filed sometime next week.
