LOUISVILLE, Ky. (WDRB) -- Flanagan's Ale House plans to renovate an old house at the rear of the Baxter Avenue property into a patio bar, according to a plan filed Friday with Louisville Metro Planning & Design.

Construction won't begin until next year at the soonest, with completion perhaps before St. Patrick's Day, said Flanagan's owner Dave Zimmerman.

Zimmerman said he had hoped to start the work sooner, but this fall's sales have been lower than anticipated.

"Truthfully, we don't have the money to do it right now," Zimmerman said.

The house, at the corner of Morton Avenue and the alley that runs behind Flanagan's, will be converted into a bar with restrooms and doors opening to Flanagan's current wood deck, according to the plan filed by architect Jeff Rawlins.

Zimmerman said the new space will primarily be rented for private events. The current patio bar off Flanagan's courtyard bar is often booked, he said.

"This thing is not going to be open all the time ... We could use it for when we double book," he said.
