LOUISVILLE, Ky. (WDRB) -- Students living just off the University of Louisville campus say the conditions at their apartment complex are not only uncomfortable—but potentially unsafe and unsanitary.
Tenants at the Trifecta Apartments are speaking out about broken air conditioning units, trash piling up in hallways, and roach infestations — all while lawsuits against the property management company mount nationwide.
The Trifecta Apartments are managed by Greystar, the nation’s largest multi-family property management company at the center of several lawsuits.
“I dreaded coming home from work,” said one tenant, who asked to remain anonymous.
She’s lived at Trifecta for more than a year and-a-half. But about six months in, she said everything changed.
“It was just a very clear shift in management,” she said.
That shift, she said, led to serious problems — starting with her air conditioning. Over the summer, it broke — and wasn’t repaired for nearly two months.
“There were a lot of times I’d wake up four or five times a night,” she said, describing the heat inside her unit.
She submitted a maintenance request but said she didn’t hear anything for weeks. Only after her parents got involved did she finally get a response.
“When I talked to the maintenance person, they said 50 to 60 units were out," she said.

She also dealt with roaches.
“They were all over my bed, kitchen, living room,” she said.
She submitted multiple complaints — but said nothing was done until nine months later, after she left a negative review online.
When WDRB visited the property Monday afternoon, hallways appeared mostly clear. But residents said that’s not usually the case. Tenants are told to leave trash outside their doors for daily pickup — but some say the service is far from consistent.
“I would say they came maybe three, maybe four nights out of the week,” she said.
Safety is also a growing concern. The tenant said her car was broken into while parked inside Trifecta’s gated garage — and claims the complex refused to show her security footage.
Legal Troubles for Greystar
Trifecta is one of nine apartment complexes in Louisville managed by Greystar. But now, the company is under national scrutiny.
Greystar is facing lawsuits from the U.S. Department of Justice, the Federal Trade Commission and Kentucky Attorney General Russell Coleman. The lawsuits allege unfair rent practices.
WDRB reached out to both Trifecta and Greystar for comment, but did not receive a response.
“I think a lot of times we don’t know the fine print — and they take advantage of that entirely,” the tenant said.
She’s now moving into a new apartment — and hoping it finally feels like home.
